What is the difference between the idufir and the cadastre?

The first thing you need to know is that the IDUFIR and the cadastre are two different procedures, but both are necessary.

The IDUFIR or Unique Identifier of Fincas Registrales is a code that they give you at the moment you register the property in the Property Registry of Spain. This identifier has existed since 2016, but this does not mean that they did not have a record before, but let's not get ahead of ourselves.

It is an important procedure and you will see it in various documents such as the IBI, the simple note, among others. Once you have registered it and you already have a 14-digit code, it will serve for life, it is not modified since there cannot be two identical codes, just as if it were a DNI.

The cadastre is an administrative registry in which it is mandatory to register the existing homes in the state. Once it is registered, the cadastral reference is provided, another type of identifier in which all the information regarding the property is registered and facilitates real estate procedures.

Idufir or CRU?

As we have mentioned before, the IDUFIR has not always been called that. The housing identifier has existed since 2008 and was created by the College of Registrars to have greater control of housing in Spain.

It is possible that if you registered your home before 2016 you have an identifier but that it puts CRU (Unique Registration Code) instead of IDUFIR , this is because from that date they made the name change, but in essence it is the same .

Idufir and cadastre What is the cadastre for?

The cadastral reference allows you to manage many necessary procedures, especially with the sale. In the cadastre you will be able to find public information, which everyone can consult through the Electronic Office of the Cadastre. There you will find:

  • Cadastral reference.
  • Direction.
  • Square meter.
  • Mapping.
  • Year of construction.
  • The cadastral parcel.

This is the public information that anyone could consult having the address to the cadastral reference. But the cadastre has all the information about the property that you can consult if you have the necessary permits.

How can I know how much my home is worth with the cadastre?

Through the cadastre you can make the valuations of the property and know the value of your property, thanks to the online appraisal tools it is very simple and in a single step you can know how much you can sell your property for.

What prevails the cadastre or the property registry?

Different data may appear in the cadastre and in the property registry, in that case the Registry always prevails.

One of the most frequent erroneous data is the square meters, here you have a solution and it is to measure the m2 of the floor to see what data is wrong, in the case that it is the registry you will have to modify it since it is the one that prevails. Also, keep in mind that if there is a 10% discrepancy you will have to correct it so that they agree and there are no problems.
