Business description
The real estate agent's primary objective is to obtain sales or rental mandates . To do this, he evaluates goods ( apartments , houses, etc.) and prospect his potential customers.
Once the properties are valued, the real estate agent disseminates information about these properties in the form of classified ads to appear in the press, on the Internet and at the agency's headquarters .
At the request of potential buyers or tenants, he shows apartments or houses and advises visitors. If the visitor is interested, the real estate agent initiates negotiations with the owner of the accommodation and brings the real estate transaction to fruition.
In the event of the sale of real estate , the real estate agent may be responsible for drawing up the preliminary contract, which precedes the act of sale itself. He then checks the information essential for the smooth running of the project (seller's property titles, detailed description of the accommodation, etc.) and assists the client in his additional research: town planning certificates, mortgages, loan formulas, credit conditions, etc.
Many real estate agents are also property managers. As such, they are responsible by the owners for the management of the buildings entrusted to them (rents, charges, leases, etc.), but also for all maintenance tasks.
The real estate agent divides his time between his agency and the different properties to visit. There are therefore many trips, and working hours are irregular.
The real estate agent must have a solid legal, business and technical knowledge, as well as a strong sense of psychology to convince and carry out the negotiations
The exercise of the profession of real estate agent requires the execution of two specific administrative formalities:
- the real estate agent must hold a professional card , subject to professional aptitude and morality conditions, issued by the president of the territorial chamber of commerce and industry (CCI) for 3 years;
- they must also have a financial guarantee from a bank or professional organization (an exception is provided for agencies which have undertaken on their honor not to receive any sums other than their remuneration);
- and have taken out professional liability insurance (RCP) .

The real estate agent fulfills a number of missions during his career. Its primary function is to connect sellers and potential buyers of real estate. Its main tasks are:

The skills required to become a real estate agent
Several qualities are required to exercise this profession. Having a taste for human contact and a spirit of persuasion is essential, as is a sense of rigor and organization. Mobility is another aspect that should not be underestimated: being able to move easily is essential. Indeed, the agent connects the appointments outside throughout his day. In the provinces, having a driving license is compulsory, and owning a car or a two-wheeler, especially in large cities, is a plus. Finally, a good real estate agent cannot ignore an in-depth knowledge of real estate law and the evolution of legislation, in order to properly advise owners, buyers, and rental applicants.
