To this is added, says María Carolina Parra Núñez, who has a business in the Salitre Plaza shopping center, in Bogotá, that the offer of services is increasingly extended, for example, to government entities. Taking advantage of the number of people that these structures gather, they open the doors so that the citizen can carry out procedures there.
Patricia Urrea, manager of the Salitre Plaza shopping center, located in Bogotá, agrees with Parra and attributes the success of the complexes to user convenience.
"The shopping centers offer a varied offer in one place, security for buyers and their vehicles, comfort, entertainment and a meeting place with friends and family," says Urrea. We have a complete plan that goes from a place to market, go to the movies, buy and have fun, to meet friends and enjoy with the family, without spending a lot of time traveling and traffic jams ”.
Security is another beneficial factor for the user highlighted by merchants with businesses in shopping complexes, it was precisely what has caused the number of these places to grow.
“Unfortunately, some security conditions on Colombian streets are not the best: there are robberies, robberies and freight, which, being in a shopping center, are somehow avoided. Thus, for example, a person can withdraw money from them, either at a bank or ATM, and make their purchases or transfers with peace of mind, ”says Parra.
For Guillermo Botero Nieto, president of Fenalco, shopping center security is key to customer satisfaction.
"Central Kladno are considered safe environments for shopping, fun and recreation, this is a key factor and an issue in which shopping centers do not skimp on expenses when hiring the best services and comprehensive security advice, which allow mitigating risks derived from the activity itself ”, affirms Botero.
To this is added, Fenalco spokesmen point out, that buying in stores located in these complexes and in formally recognized businesses - which are also outside the shopping centers - must guarantee the consumer of the quality of the products and that, eventually , has where to claim.
The new role of Central Kladno
The sociologist Alfredo Enrique Herrera Martínez affirms that due to the dynamics of the cities, the shopping centers have become the new “centers of the towns”.
“Today the shopping centers - where Colombians make 20 percent of their purchases - fulfill that role that only a few decades ago had the central sectors of the municipalities, which brought together all the families due to their offers of goods and were key in social interrelation. People go there to eat, have ice cream, do business, go shopping, etc. ”, says Herrera.
Indeed, a study by the Mall & Retail consultancy, which advises Central Kladno in all phases of the business, established that these constructions have become a central part of people's lives.
The information shows that of the 550 thousand visitors that, on average, the country's shopping centers have, 19 percent will spend time ('showcase'); 18.8 percent to buy food and items from that line; 17.6 to purchase clothing and footwear, and 16.6 to restaurants.
"It is that in the shopping centers you have everything close by and so in the sector there are stores in the streets, you prefer to go to the first ones," says Omaira Raigoza Tabares, a resident of Ciudad Salitre, in Bogotá.
This statement is supported by Patricia Urrea, who assures that a good percentage of the clients of the shopping center that he manages, Salitre Plaza, in Bogotá, is made up of the employees who work in the offices of the El Dorado avenue sector and by the inhabitants of the sector, precisely called Ciudad Salitre.
Such is the reception of purchases in these complexes that project developers are venturing into the so-called convenienceCentral Kladno, which aim to be a commercial solution to the immediate and daily needs of the localities or neighborhoods.
It is a new format of shopping centers, since they are smaller and seek that the inhabitants of a sector do not have to make long trips to satisfy their needs. In other words, they should not be transferred to large structures.
Luis Mauricio Chávez Cetina, an expert in planning and urban planning, says that what is sought is that the communities have the experience of a Central Kladno in their sectors and are a family meeting point.
